General Guidelines for Silicone Installation for Common Roof Systems

The following guidelines include the 3 most common roof systems. Other roof systems which can be silicone coated are Concrete, EPDM, Hypalon, PVC, and any safety or other building walkways.

  • Inspect the deck, and if plywood, make sure that it has no dry rot, and is in sound condition, and/or has been repaired.  Identify and repair any areas that are damaged and will require repair and reinforcement.
  • Install all material in strict accordance with all published safety, weather, or applicable regulations of the manufacturer and/or local, state, and/or federal agencies which have jurisdiction.
  • If necessary, we will fill all low areas with foam as required to achieve proper water drainage. 
  • Inspect surfaces which will receive the SRC Silicone Roofing System to make sure they are clean, smooth, sound, properly prepared, and free of moisture, dirt, debris, or other contamination that would inhibit proper adhesion of the coating or sealant.
  • Do not apply materials unless surface to receive silicone roofing system is clean, dry and prepared as specified.
  • The roof is primed prior to application of any silicone coating to ensure compatibility.
  • Holes, voids, parapets, firewalls, expansion joint curbs, mechanical curbs, and skylights are sealed with a flashing grade silicone.
  • After thorough preparation as necessary, the entire roof shall receive the SRC Silicone Roofing System consisting of silicone coating in one or two passes over entire roof surface to achieve a final thickness which will provide the customer with their choice of 10-,15-, or 20-year warranty.

Preserving Metal Roofs with Silicone

  • Inspect the deck, and if plywood, make sure that it has no dry rot, and is in sound condition, and/or has been repaired.  Identify and repair any areas that are damaged and will require repair and reinforcement. Wet insulation must be thoroughly evaluated and then addressed with removal or other measures.
  • Install all material in strict accordance with all published safety, weather, or applicable regulations of the manufacturer and/or local, state, and/or federal agencies which have jurisdiction.  
  • Inspect surfaces which will receive the SRC Silicone Roofing System to make sure they are clean, smooth, sound, properly prepared, and free of moisture, dirt, debris, or other contamination.  The entire system shall be fully adhered to the surface on which it is applied.
  • Achievement of this condition may require the use of INDUSTRIAL CLEANER, scraping, wire brushing, power brooming, vacuuming, sweep blasting, sandblasting or other means, and shall always be performed observing responsible trade practices.
  • Spot prime rusty areas.  Metal that has corroded to the point of being weak or broken must be replaced.  Any new metal must be clean and oil-free. Prime ferrous metal with a rust shield product. 
  • Tighten or replace all fasteners where necessary. In no case shall joints or seams be allowed to separate greater than 1/16 inch.
  • Seal all joints and seams with seam tape or silicone flashing. Seal all nails and fasteners with caps or silicone flashing.
  • After thorough preparation as necessary, the entire roof shall receive the SRC Silicone Roofing System consisting of silicone coating in one or two passes over entire roof surface to achieve a final thickness which will provide the customer with their choice of 10-,15-, or 20-year warranty.

Preserving New and Aged TPO Roofs with Silicone

  • Inspect surfaces which will receive the SRC Silicone Roofing System to make sure they are clean, smooth, sound, properly prepared, and free of moisture, dirt, debris, or other contamination.
  • Verify that all roof penetrations, mechanical equipment, cants, edge metal, and other on-roof items are in place and secure.
  • Verify that all critical areas around the immediate vicinity of the spray area are suitably protected.
  • Verify all roof drains are clean and in working order.
  • The surface must be clean, sound, dry and free of any materials that would inhibit proper adhesion of the coating or sealant. Achievement of this condition may require the use of INDUSTRIAL CLEANER, scraping, power brooming, vacuuming or other means, and shall always be performed observing responsible trade practices.
  • We pressure wash the membrane free of any significant accumulation of dirt and debris prior to applying the base coat. Where unsealed membrane or seam defects are discovered, avoid introducing water beneath the membrane by using lower pressure and/or manual rinse techniques.
  • Adhesion testing should be completed as per NCC technical bulletin.
  • For new TPO (less than 3 years of service life) we apply a TPO primer at a rate 1 gallon per 200 SF with brush or scrubber pad. Allow 1-4 hours to dry before applying a Silicone Coating.
  • For Aged TPO (greater than 3 years of service life) The roof shall be primed with a roof primer at a rate of 3⁄4 gallon per 100 SF. Allow the primer to fully cure before applying a Silicone Coating. Acrylic primer must be applied before any silicone product to ensure compatibility.
  • All loose seams of existing roof system shall be sealed in accordance with the single ply manufacturer’s recommendations. Then seal all single ply seams with seam tape.
  • Seal all HVAC duct work joints as needed with Flashing Grade Silicone Sealant and reinforcing polyester fabric or seam tape.  Coat entire duct assembly with a silicone roof coating.
  • Reseal around all mechanical equipment, roof penetrations, parapets, firewalls, expansion joint curbs, mechanical curbs or skylights with Flashing Grade Silicone Sealant.
  • After thorough preparation as necessary, the entire roof shall receive the SRC Silicone Roofing System consisting of silicone coating in one or two passes over entire roof surface to achieve a final thickness which will provide the customer with their choice of 10-,15-, or 20-year warranty.
